Investment Attraction Incentive Fund
The City of Logan Investment Attraction Incentive Fund (IAIF) is available to businesses to attract future investments in key strategic industries, where the nature and scale of the proposed investment will stimulate significant economic and community benefits, diversify the economy and value-add to the wider regional economy beyond the growth of the business itself.
The Fund is a discretionary scheme that seeks to attract and support projects that will deliver the greatest benefits to the City of Logan.
The focus of the incentives package is on projects that will:
- Create new jobs
- Create direct value add through construction and operations
- Catalyse additional investment
- Catalyse growth in a key strategic area (industry or location)
- Support the growth of other companies
- Support city reputational uplift
- Support Council’s ambitions for the attraction of high-priority investments.
All applications for the City of Logan IAIF will be assessed every month, or as needed, by the Assessment Panel.
The Fund is specifically targeted to businesses in the following industries:
- Manufacturing
- Transport and Logistics
- Health and Medical
- Professional and Business Services
- Emerging and Innovative Industries
- Industrial Biotechnology
- Tourism Infrastructure
- Education and Training
- Creative Arts
- Aerospace and Defence
High Priority Investments
Council has ambitions to see certain projects developed within the city. These projects are either non-existent, underrepresented or highly sought after by the community and would have far reaching benefits for the city. These high-priority investments include but are not limited to the following types of projects:
- Hotel or short-term accommodation facility
- Entertainment facilities and function centres (cinema, theatre, conference centre etc)
- Tourism attractions or parks, arts and recreation services (museums, galleries, amusement centres etc)
- Private hospital
- Tertiary institution
- Boutique or craft food and beverage outlets that contribute to the development of the visitor experience and/or night-time economy.

Infrastructure Incentives
Council has developed two infrastructure agreements designed around incentivising development in Short-Term Accommodation and Hotels; and large-scale developments within our major centres of Beenleigh and Springwood.
Hotel and Short-Term Accommodation
Council has introduced this economic initiative to defer infrastructure charges to encourage investment and jobs and to address the lack of short-term accommodation options within the city.
New hotel accommodation developments that achieve a 3.5 to 5-star rating with Star Ratings Australia may seek to have their infrastructure charges deferred for components such as bedrooms and suites. This deferent remains in place for the life of the development, as long as this star rating is maintained.

Springwood and Beenleigh Economic Development Zones
New developments within the Centre Core precincts of Beenleigh and Springwood that meet multiple criteria may be eligible to defer up to $1 million dollars of infrastructure charges. Criteria include mixed-use developments with a food and drink outlet plus office space.

Non-Residential Development Incentive (Existing Buildings, No Additional Gross Floor Area)
Infrastructure charges are reduced up to $50,000 on non-residential development in specific locations across the city that are within existing lawful buildings with existing lawful landuse and do not involve any additional gross floor area (GFA). The purpose of this incentive is to encourage non-residential development within existing buildings, minimise vacancy rates and increase employment and economic activity throughout the City of Logan. This policy position is aimed at smaller redevelopments of existing infill sites which will have minimal impacts on Council’s trunk infrastructure network.

Tourist parks or Nature-based tourism Development Incentive
Logan City Council offers deferral of infrastructure charges for eligible developments which provide Tourist park or Nature-based tourism. This deferral initiative has been introduced to encourage overnight visitor market and to grow Logan’s visitor economy.
Deferrals are 100% of the infrastructure charges payable – capped to a maximum of $100,000.
